Frequently Asked Questions

What is the market value of my property?

There are Many factors that influence the market value of a property.

To get an accurate market value assessment, an experienced Valuer will need to physically inspect your property. BVS Valuations provide professionally motivated valuation reports with valuable market insights.

What is the service process?

Simply contact us!

Sit back and we will manage the entire valuation process and eliminate any uncertainty you may have. Should you require a free quote, please contact us via one of the channels on the “Contact Us” section.

Firstly, we will request certain information from you in order to prepare a quotation. This may include:

  • A copy of the municipal rates account.
  • Address, pin drop location or legal erf description of the property.
  • Type of property i.e. freestanding house, apartment, office block, retail, industrial, vacant land, etc.
  • Purpose of the valuation. i.e. Insurance, Litigation, Market Value, Historic Valuation, etc.
  • timeline of by when would you require the valuation.
  • Billing details for the quotation/invoice.
  • The contact details of the person that will assist us with access for an inspection.

Sharing this information in the beginning stages will assist us in identifying the property and the requirements for the valuation, reducing the amount of administration work required in the later stages of the valuation process.

Should the quotation be accepted, a deposit is then required prior to the commencement of any work. Once received, we will arrange a date to inspect the property.

After the inspection has been completed, we conduct the necessary market research and finalise the Valuation Report. Prior to final submission, we require the balance of the fees. We then send the signed report to you for you to peruse and we will answer any queries you may have regarding the valuation.

What does a Professional Valuation cost?

Valuation costs vary based on Purpose and Complexity.

It can be quite affordable but, the question you should be asking is, can you afford not to value your property?

Our Fees are based on the amount of time spent on a valuation, rather than on a percentage of the value of the property. This is a fair and honest method of costing, as you pay us for what we put in.

Our fees are aligned to the table below as per the:

Guideline of Professional Property Valuation Fees in South Africa – South African Council for the Property Valuers Profession (Published in 2010).

    SACPVP Published Valuation Fees

Our low prices are one of the many benefits that BVS Valuations has to offer. We also offer discounted fees to repeat customers and for client referrals

What factors influence the valuation of a commercial property?

Several key factors affect the valuation of a commercial property, including:

    • Location – Proximity to business hubs, transport links, and amenities
    • Size – Total land area and building footprint
    • Condition – State of maintenance and any improvements made
    • Income potential – Revenue generated from rentals or business operations
    • Comparable sales & rentals – Recent market transactions in the area
    • Development potential – Future expansion or renovation possibilities
    • Macroeconomic conditions – Interest rates, economic trends, and property demand

The valuation method used is also crucial. For instance, when securing a bank loan, the market value approach is typically used to determine resale potential. However, for insurance purposes, the replacement cost method is more suitable to assess rebuilding expenses.

    Who conducts commercial property valuations?

    Who compiles the Valuation Reports:

Certified Property Valuers, experienced in commercial real estate, perform commercial property valuations. Our professional valuers have extensive expertise in assessing property values using standardized methods and up-to-date market data. This ensures an accurate and reliable estimation of your property's worth, considering various factors that influence pricing.

How often should I get a commercial property revalued?

    How Often?

There are no strict legal requirements in South Africa for how often a commercial property should be revalued, but re-valuations should be done periodically. Various factors may trigger the need for a valuation, such as:

      • Changes in interest rates and economic conditions
      • Market shifts affecting property values
      • Loan renewals and lender requirements
      • Zoning regulation changes
      • Major renovations or improvements
      • New developments in the surrounding area

Industry best practices recommend reassessing commercial properties every 3 to 5 years, though this depends on individual circumstances. If you're unsure about the ideal valuation cycle for your property, our experts can provide tailored advice.

What is the difference between a commercial and residential property?

    Commercial vs Residential Property:

Commercial properties are typically used for business purposes or to generate an income. Examples include offices, retail stores, factories, warehouses, and hospitality venues.

Residential properties are intended for personal accommodation, including houses, apartments, and residential complexes.

    Can I get a valuation for a mixed-use property?

  • Yes, BVS Valuations provides expert valuation services for mixed-use properties that combine residential and commercial elements.
